Fire Safety Inspections

Leviathan provides a wide range of fire safety inspection services, including fire doors, fire compartmentation and firestopping, all active fire safety systems, external wall assessments, and fire risk assessments. In addition, we can provide a whole-building inspection service, allowing for a holistic understanding of the condition of a building, with a building-specific remediation plan developed to address risks and hazards.

In addition to the individual fire safety surveys, Leviathan is a leading provider of Centre of Best Practice surveys, which assess the fire safety and fire safety management of a building as a whole — from how it was constructed to how it is currently being managed and maintained. Leviathan is a trusted partner of the NHS, which frequently requires compliance assessments for the NHS estate across the UK.

At Leviathan, our inspections identify risks and allow us to provide a detailed assessment of how you can reduce, mitigate, and manage fire safety in your buildings. Our technical knowledge and extensive experience help you protect your building assets and the people using them.
Fire Door Inspection

Correctly specified and maintained fire doors are crucial to a building’s compartmentation strategy, protecting occupants by slowing the spread of fire. Our specialists offer both standard and enhanced detail inspections—often performed by UKAS-accredited inspectors—to verify materials, installation quality, and ongoing compliance with regulatory requirements.

During each inspection, we identify deficiencies such as improperly fitted doorsets, damaged components, or missing seals that may compromise occupant safety. Detailed reports prioritise issues for prompt remediation, enabling duty holders to address critical defects first. This helps to ensure that our clients install and maintain compliant fire doors across their property portfolios.

Passive Fire Protection Inspections

Fire compartmentation is a key element of building construction, and it determines how well a building can prevent the spread of fire and smoke during a fire. Buildings are designed as a series of compartments, which are required to prevent the passage of fire and smoke for prescribed periods of time. This essential part of a building’s construction provides time for the building occupants to evacuate and the responding fire service personnel to tackle and contain the fire.

The vital importance of fire compartmentation means it must be constructed and maintained in compliance both during the original construction phase and throughout the building’s life while it is occupied. Passive fire inspections provide detailed assessments of the original construction standards, identifying defects and highlighting areas where subsequent works to compartmentation have not been completed compliantly. Leviathan’s site inspection reports provide individual record sheets for all locations inspected, which include photographic evidence of the defects identified and clear statements setting out what is non-compliant and how these issues can be safely remediated.

Leviathan works with a team of passive fire experts who inspect and install passive fire safety systems across all building types. The knowledge of our team is unsurpassed, and their expertise helps ensure our technical team provides detailed and accurate reports which are easy to use and understand. Leviathan also provides support and guidance to our clients during remedial works and the ongoing management of the passive fire within their building assets.

Active Fire Safety Systems Inspections

Active fire safety systems are designed to provide an immediate response to any fire event, providing early warning of fire and, in some cases, an initial firefighting response before the fire service arrives. In order for a fire to be tackled quickly and efficiently and to allow the maximum amount of time for the evacuation of a building, it is essential that the active fire safety systems present in a building are installed correctly, maintained and inspected correctly and are in full working order at all times.

Leviathan can provide inspection services for all active fire safety systems with a team of active fire experts who can offer support and guidance when issues with systems arise. Our active fire inspections provide detailed assessments of how each system was designed, installed and commissioned, as well as an assessment of the current status of the system, whether it is being maintained and inspected correctly and if any defects or non-compliances are present that need to be addressed.

We work with clients to ensure that where non-compliances are present, the root cause of each issue is fully addressed. We also provide guidance on how all future maintenance should be completed. Where remedial works become necessary, Leviathan often works hand-in-hand with our clients, offering project support whilst remedial works are designed and completed on site. This helps ensure each active fire safety system is fully compliant and an adequate maintenance regime is adopted for all future maintenance activities.

External Wall Inspections & Assessments

Since 2017 and the Grenfell Tower fire, the design, specification, and construction of external wall systems have been identified as forming key aspects of the overall standard of fire safety for buildings. The correct choice of external wall materials and the correct installation of these onto an external façade play a crucial role in determining whether the external wall can prevent the spread of fire and smoke during a fire affecting the external wall.

Combustible materials, especially when installed as part of a wall system incorporating multiple combustible elements, can lead to rapid and widespread vertical and horizontal fire spread within external cavities and across external surfaces, which also allows fire and smoke to break back into buildings across multiple floors. The speed of fire spread and height of buildings often make these types of fires difficult for an effective firefighting response, so preventing external fire spread is a key element of any building design.

Leviathan is a leading provider of external wall inspections and assessments, providing detailed inspection reports that not only identify what defects are present but also assess why the defects are present, how they can be mitigated, and how they can be successfully remediated. We understand that a vital element of how an external wall may perform in a fire depends on how the individual components forming a wall system interact and how they have been installed. Our holistic assessments, which also consider the wider fire safety of a building, allow us to provide support and guidance to our clients as they work to mitigate the risks identified during our inspections and plan for necessary remedial works. We can also provide project support during remedial works to help ensure works are completed with full compliance, as quickly as possible.

Centre of Best Practice (CoBP)

Leviathan is an industry leader in providing Centre of Best Practice (CoBP) surveys and assessments to NHS clients across the UK. Hospitals are large and complex buildings equipped with a multitude of building services that are vital to patient care and survival. In the event of a fire, it is essential that hospital buildings are able to prevent widespread fire and smoke that would pose a life safety risk to patients and which may also prevent evacuation for some inhabitants.

Hospital buildings are an essential part of the NHS estate, and our CoBP surveys help our NHS clients understand whether their portfolio of buildings are constructed and maintained compliantly. During our surveys, we inspect all fire safety systems present within a hospital and undertake detailed desktop reviews of all design, construction and maintenance documentation to gain an all-encompassing understanding of each building. This allows our expert team of consultants to determine where non-compliances are present, why these exist, what the effects of these non-compliances are, and what works are required to fully rectify each issue.

After each initial assessment, we guide our NHS clients through the development and design process for the necessary remedial works. We then conduct a final assessment after all works are complete to provide reassurance and confirmation that our clients’ buildings are now fully compliant and safe to use.

Fire Risk Assessments

Fire Risk Assessments (FRAs) are vital for ensuring buildings remain safe once occupied. We provide FRA services across full property portfolios, including Type 1 to Type 4 assessments for commercial and mixed-use buildings, and Primary and Secondary FRAs aligned with HTM guidance for healthcare settings. We also offer ongoing reviews and management of FRA requirements throughout a building’s lifecycle, helping clients maintain compliance and safety with confidence.
